Hi Scott - I was doing a Google search on online brokerages that covered the Ohio markets and your post from a couple years ago popped up. Did you end up going with Fathom as your sponsoring broker? If so have you had a good experience with them? I'm in the process of getting licensed and am looking for something similar for my personal investment properties.

I'm looking to purchase a home as a rental property that needs a decent amount of repairs, probably upwards of $20k, but I don't have the cash to make them after the down payment. I've heard bad things about 203k loans, but I am open to it if that is my only option. Does anyone have any experience working with a 203k or know of any alternative to financing repairs?

I purchased my first property as a house hack a little over a year ago using an FHA loan, and now that I've met the residency requirement I would like to move toward purchasing my second house hack property. I need advice on what my best plan of action should be. Right now I'm thinking I can probably refinance my current FHA loan to a traditional mortgage and take out a separate FHA loan on my new house. Is this my best option? I'm not sure what the steps or qualifications are for refinancing an FHA loan and if I have to be at a certain equity level in the home before I can do so. Any tips would be much appreciated!

If you haven't found anyone yet, I would recommend J Craft Consulting in Canton. He does great work and has a lot of experience working with foreign investors.
