Quote from @Adam Zach:

no one specific but each time we do a new state we simply google real estate attorney near "XYZ". Note the more metro you go the higher the cost (typically). I would also find one that has done it before and has a blank document that they give you at the end vs just a PDF.

Thanks for the advice, Adam! To clarify, do you mean more metro in regard to the property locations or with the search of the legal pros?

Hi Leah, I realize I'm a bit late to the post, here. If you're still in the works I'd love to get my hands on some more details. Let me know and I'll DM some questions.

Thanks!

Andrew

Does anyone have a recommendation for a good real estate attorney in the Denver/Lakewood area that can help me with a lease-option contract?

Thank you kindly,

Andrew

Quote from @Kayla Givens:

@Andrew Dincola Ha! Happens to the best of us. Honestly I would shoot for around $300 as a target for the extra room. That's just my two cents - hope you will keep us updated!

Do you use anything to calculate that number or is that more so just what you know people are willing to pay?

Ah, right! So in our listing we state that “we’re looking for a single roomate. If you’re a couple feel free to inquire. We’re not opposed to negotiating accommodations for two!”

So it sounds like we’re on a similar page. We’ve advertised accordingly and they’re aware that we will charge extra for the additional person.

With that squared away- Am I hearing you correctly that you would be charging $1050 in this circumstance?

@Randall Alan

In other words: perhaps your perspective is easily applied to the room itself being referred to as “the rented space”, but not accounting for the fact that what is being rented is far more than just the room?

(I also thought of street parking spaces and laundry machine use as 2 other examples of household affects.)

@Randall Alan, thanks for the thoughtful response and I can see your justification behind it.

Would you not account for the affect that 2 persons has on the household and the shared spaces as opposed to 1 considering this IS a shared space?

For our other tenants, as well as for my fiancée and I, having an additional presence in the house certainly modifies the living experience. More people cooking/sharing a kitchen, more showers being taken affecting hot water consumption, more persons to occupy one of the couches or tvs, more personalities to adapt with and keep consideration for, etc., plus the utilities you mentioned- water, Wi-Fi, shared amenities such as paper towels and soap etc.

I’m not trying to be combative, as your point makes sense. I am wondering, however, if this information changes your perspective?

Hey BP!

I’m wondering what you guys might think is an appropriate rate to charge a couple for a bedroom that I would otherwise rent to a single person for $1000?

The bedroom has a private bath and is coming furnished with a queen bed, night stand, dresser, desk, desk chair, and rug.

Always appreciate the input!

Andrew
