Hi BiggerPockets Community,

I am currently searching for a fixer-upper multi-family property in Manchester, CT. Do you know of any wholesalers in the Hartford area?

If you can't see the inside of a foreclosed property, how do you estimate the cost of rehab and ARV?

Cheers,

Andrew

Hi BiggerPockets Community,

After analyzing a deal, what cash on cash return are you targeting to identify if this is a good deal? What other metrics are you evaluating and which numbers are "good numbers?"

Thank you!

Cheers,

Andrew

Hi BiggerPockets Community,

What strategies do you use to identify fixer uppers besides driving for dollars? I'm having a tough time finding these properties and would love your insight!

Many thanks,

Andrew

Hi @Nate Sanow, great common sense approach. Thank you!

Thank you @Andrew Postell! I really appreciate the response.

Thank you @Dave Vona, this is really helpful! Much appreciated.

Hey BRRRR enthusiasts,

If you identify a property (through the MLS or any other method) and want to run the numbers on the BRRRR calculator just to get a ballpark estimate if this property is worthwhile to pursue (visit in person, bring appraiser in, contractor in, etc), how do you estimate ARV and rehab costs?

Any help would be much appreciated!

Thanks,

Andrew

Hey BiggerPockets Community!

I'm currently looking to BRRRR my first deal and searching for hard money lenders for multi-family property. Does anyone have a recommendation?
