Hi all! I'll be making my first multi-family purchase soon using an FHA loan.

I'd love to hear feedback about the FHA home inspection process.

Some of the main things I’m wondering are...

Does the inspection cause any delays with the closing?

How nit-picky are they with the inspection?

Who schedules the inspection?

Any other info and experiences would be very helpful.

When purchasing a new rental property, should part of the sale agreement be that the seller ends the current tenant’s lease?

I heard from one investor that he has sellers use the cash for keys method in order to have current tenants leave the property.

I’d love to hear feedback from anyone who is familiar with purchasing properties with existing tenants!

What is the process if you're looking to buy your first multi unit rental property using the FHA loan but there are existing tenants on a lease? I know with the FHA I would need to live at the property for a year but what if the tenant has a long-term agreement? Thanks!

I’ll be renting out my first apartment soon and I’m interested in learning the best strategies of screening the applicants. Would you typically have the applicant submit an application before the showing or just a phone screen?

Any feedback about group showings as opposed to single showing would be helpful too.
