Hey everyone,

There have been several questions and several PM about the house designs and skus.

If you want you can download a magazine of the house. Like I said, we do tons of these flips, and we normally pick one per month and make a magazine about the house with what we did to it and what skus and materials we used, as well numbers on the property. Below is the front of the magazine.

Welcome to BP. I am an investor in Atl as well. Would love to connect on BP.

Couple thoughts:

1. You seem very driven with a great work ethic and we can tell that from your current job.

2. Why the bounce from Res. to Comm.? If you know you want to head into comm. why not start there? If that is the end goal it seems better to start down that path immediately. Now I could see starting in Res. if maybe the goal is to do some deals and raise some capital so that you can invest in comm. Just a thought and question I guess.

3. We attend a pretty cool Atl Real Estate Mastermind in Alpharetta that meets with a lot of experienced investors as well as newbies but it is a open forum with a lot of good info. There are also some lenders there if you need money. Its not as much as a REIA as it is a RE Mastermind. There is no pitching or selling just Real Investors sharing and networking. If you want info let me know. I think it is called ICOS --- Investment Community of South

Hey Everyone,

Here is one of our latest flips. We have incorporated a few specific techniques when we flip houses, that have made a huge impact on our sales and profits.

1. Exterior: we use a 4 color paint system (Base-Trim-Accent-Door)

2. Interior: we use a 3 color paint system (Base-Trim-Door)

3. Bathrooms we use 3 different tiles. Shower wall, Accent tile, Floor tile.

4. We add heated flooring in the master suite bathroom.

5. Kitchens: we use upgraded granite.

6. Staging: we lightly stage the home.

We bought this house for around 52k put 40k into it and sold it for around 135k it was on the market for less than a week with multiple offers.

Yeah, I do not know if there is a "perfect way" to start you just have to do what works best for you and your situation. As you can imagine everyone is a little different.

For me, I did the flips while I had a FT job. I did have a more flexible job it was not a normal 9to5 job. I also sub everything out, I do NOT do any of the actual work myself. So I was just managing the jobs and popping in every other day or so and getting an update as to what was going on and what was behind schedule.
