Thank you for this perspective! The off market deals you do find, are they from cold calling?

Hello everyone,

I was looking to invest in some lists to target and start cold calling motivated sellers. 

I was looking to go after creative finance options or forms of seller financing.

However, I wanted to see if anyone has had any recent success stories lately of obtaining real estate in this fashion?

So I’ve been struggling a little on how to proceed with this. I’m a newer investor and recently bought my second property that has 4 bedrooms but only one full bath. Ultimately, I’m looking to rent this place out after I move out in a year or so.

My question is, would having 4 bedrooms and adding a half bath to make it 4 bedrooms and 1.5 baths be better than turning one whole bedroom into a full bath making it 3 bedrooms and 2 full baths allow me to attract better tenants and be able to charge more?
