Seems to me that most places I would want to live (neighborhoods one might consider "cool") already have prices over $300/sqft. And places that meet the 1% rule for revenue vs purchase price are in neighborhoods that I wouldn't want to live. I suppose it depends on the sacrifices you're willing to make on either the cashflow side or the location side. Or maybe you can get lucky! Best of luck!

Hello everyone, I'm just getting started out RE investing in the Tampa, FL area. My goal is to get started with a duplex/triplex inside of Tampa. I will be living in one unit, while renting out the other unit(s) as short-term rentals with AirBnB.

I'm currently looking for a real estate agent with experience in the Tampa market. I have been pre-approved for a VA loan up to $400,000 and would like to find someone that has experience with multi family units, and short-term rentals in the Tampa market.
