Basically you need to go a couple hours away from TO. Or have deep pockets for conversions and so on. 

im currently focused on my own deal pipeline campaign but always looking for those to fund once the deals are found.

There has been a lot covered here already. I would offer that you should look outside of major city centers. I'm in Toronto and here you generally need to go about 2 hours out to start to find deals.

Also although I have learned all the foundations of REI here on BP it is a US focused site. I'd check out Cashflow tribe. It's 100% Canadian and great content to get you unstuck.

Windsor is a great market. Rents for student varies greatly depending on the room size, amenities, whether it's updated, etc. You can expect between $300-$700 per mth per room. And yes basements are fine but obviously less desirable than main or upper floors. If you do a quick Kijiji search you can see for yourself what type of room gets what rents.

All paperwork submitted months ago. They did a credit check too. But I don't think appraisal has been done unless it was a soft appraisal. I've asked many time if there are issues and told no. Just that so and so needs to sign off still. Just wanted to double with the groups before I fire my broker.

I'm doing my first refinance and it has been over 3 months and still not come through. I'm using a broker (Invis) that was recommended to me which I had used for a purchase previously and funding went through in weeks. I'm wondering if this long time frame is normal for refinance or if my broker is not doing their job. Does anyone have experience with really time long frames on a refi? My DTI is within lending limits. I appreciate any and all input.

Reaching out to Toronto based investors.

I've only invested in Windsor and there is a tendency to use property management there especially as many landlords or out of town. I'm wondering how many investors that live and invest in Toronto self manage?

More specifically I am wondering if there is a gap in the market for investment property inspection, move in - move out or simply annual, bi- annual inspections.

I find tenants are unlikely to report small problems but as we know small problems can turn into very costly issues if not dealt with. So I like to keep my properties in good repair and have to pay for a service to inspect and provide a report. Are there services in Toronto? And does anyone use them?
