I haven't used a list source before but I'd be willing to.  I believe you're referring to a list of Say, absentee owners, free & clear, etc?  I definitely see that i'm going to have to be creative with this and as  @Tim Puffer mentioned, I may have to be very targeted and personalized.  I think there may be a person out there with a sweet spot for a hungry beginner looking at their first home!

Hello all, I’m in the Boston area currently, hoping to house hack in either Dorchester, Roxbury, east Boston, or surrounding areas... Purchase price I’m able to afford isn’t much for these areas.. (aka below what on market prices are giving) My question is.. Has anyone had any experience doing a direct mailing campaign for a person property (preferably a 2-3 unit) where they used a conventional (or first time home buyers program) to fund the property? Am I getting in over my head with trying to do this or has someone had success. Recent Real estate agents keep trying to push me further away from the city than I want. Any thoughts/guidance is welcomed

Hey Brad Cangiamila thanks for the info. Sounds good so far but are you familiar with NACA and would the property meet their inspection requirements? Even if you don’t know those details, I’d be interested in checking the property out if I could potentially purchase the property via NACA loan. We should chat further

Good Afternoon all,

In in the hunt for a 2-3 unit property (or a 3 bedroom house to AirBnB/rent rooms out).  Preferably 2-3 unity property.  

Location: Surrounding Cities of Boston (I'm not very interested in North shore but would consider chelsea).  

Surrounding cities that currently peak my interest are quincy, nicer parts of dorchester, east boston (stretch i know) roxbury, allston, brighton, etc. I don't want to be far from the city.


I'm willing to get a property that needs some work (prefer it actually unless the numbers work regardless).  Off-market of course ideal.

Financing wise, i'll be using NACA so an agent that is familiar with their requirements would be ideal but at the end of the day, finding the right property is top priority.

I'm shooting to make this happen at the latest August 2018 but if sooner, I'm ready. I've been preapproved before for NACA but need to go through the process again as this was in the past (and situation has only gotten better).

I'm ready to get this journey started!

Debt free as of this past pay period! Over 50k paid over the last year and half! Nearly all of my paycheck went towards it! Hopefully I'll be in that "good debt" realm soon with my first multi-family!

Yea, getting that message across to the potential buyers/tenant I believe would be the biggest obstacle... but as long as they believe in you, I believe they'll care about the property.. Not sure many others feel our sentiment though haha.. oh well.. potentially untapped market
