I just read a notice that as a pro member we have access to all the bigger pockets forms, maybe what I am looking for is in there.

I “read” (audiobook) Brandon’s book on managing rental properties and he refers to a web page for the many forms and lists for his processes. Can someone give me a link to this please?

I need some recommendations for software to do drawings of house plans for my modifications. I want something that will show the "before and after" look as well as the details for bathrooms and cabinets etc. recommendations?

I recently posted a related question about a hard money lender. The responses probably kept me from making a bad mistake of using a scammer who is posing as a hard money lender. The world is full of people trying to take advantage of inexperienced investors trying to enter the real estate world. Asking for help here in BP saved my butt. One of the responses was "find a local hard money lender", which is a good idea, which I think deserves its own post because there are probably other newbies who would like to know the same thing.

Thanks. My BP Pro membership just paid for itself. Can anyone recommend a good funding source? I contacted realty shares and they won't touch me unless I have done 3 deals. I am actively analyzing deals, 4 in particular, 2 immediately then 2 more on the back burner. One thought I had was taking on partners in the projects to build my resume, then I will have a little more capital, but more importantly I will have the beginning of a resume in the real estate world. Thoughts?

Has anyone had any experience with this company? I spoke to one of their representatives yesterday and they sound like a hard money lender. They said the cost was 1% per month, which sounds like a typical hard money lender. They didn't seem to have any points up front, which is attractive. When I tried to look them up on BiggerPockets other names came up, "seed funders " was one, which is strange. I have a couple of projects that I am analyzing and if the numbers work out I need to be able to pull the trigger fast. Being a rookie, financing is an issue so I am looking around, which is how I came across WCAP Financial. I just don't want to fall victim to a scammer or identity thief. Any advice will be much appreciated.

Hi Krissa, I am new also, I have been studying markets, listening to podcasts, and going to RIA meetings for about 6 months now. I just offered on a zombie house on Friday. My advice is to start building your network, study markets, figure out what your angle is going to be, then study that angle. There are so many directions that you can go that it can become overwhelming. Use the MEETUP app to fine RIA's in your area and start meeting like minded people in your area.
