Hey BP family,

I'm sourcing some new painters that specialize in rentals. From full interior/exterior painting to touch ups/rooms during turn periods. Also looking for painters who have experience in drywall repair and caulking. Not necessarily hanging and finishing drywall (welcome skill to have though of course), but more large hole and seam repair. Being rentals, low cost is #1, but I also pay for decent quality. We DON'T paint over light switches at our properties.. Anyone have a good contact to share? I would love for it to be a small business painter. Happy to DM you or vice versa. Thanks!

Hi BiggerPockets family,

I'm looking to source a new handyman in the Indianapolis area. Please, share with me if you have any good recommendations. Here's some info of what I'm really looking for:
- Small business or family owned
- A do-it-all, all-in-on handyman when it comes to small jobs and maintenance
- Is a handyman as a profession, not side job. I need someone who I can rely on long term
- I'm not looking for full property remodel experts, just a handyman who has expertise in fixing up/renovating during the turning period of tenants and needs of maintenance. If they have full remodel expertise that is great too and I'll keep that in mind, but I'm focused on smaller scale right now.
- Example of work for handyman in this case: drywall repair, caulking, painting, finish electrical, finish plumbing, minor countertop/cabinet install, minor carpentry, sink/toilet/faucet install, etc.
- Quality work with affordability in mind. I'm happy to pay the price for quality work, but these are rental properties, so cost is still a hug consideration.

This should give you a good idea of what I'm looking for in a new handyman. Hope to see some good recommendations. Thanks!

BP Community,

Just need a quick confirmation on which appliances tenants in Indianapolis expect/don't expect to be provided by landlord in SFH/Multi-fam renting.

To my knowledge:

Expected to be provided by landlord:
- Stove/oven
- Refrigerator
- Dishwasher (if designated space is in rental for it)

Not expected to be provided by landlord:
- Washer
- Dryer
- Microwave

@Greg Scott I actually based my rent off of historical "traditional" type tenants, not student housing. This area has good demand for both student and traditional and wanting to be conservative with my projections, I used the lower rent potential of the two to be safe. Student housing could reach closer to $1,300 a month.

@Scott Sherin Yes, Scott that is exactly what I am doing! It would just be awesome if you or someone familiar with this area can also confirm, this is a good deal based on the area, values, and rents.

I need some quick insight into the SFH investment potential on the South side of Indianapolis, just North of UIndy (University of Indianapolis). Specific neighborhood is Carson Heights. Intersections Shelby St., E Hanna Ave., and Carson Ave. I'm getting very close to closing a deal in this area. Buy and hold rental. Property is SFH, 950 sq ft., 3 bed/1 bath, $58K price, projected $7K rehab (property has been well maintained). All CapEx has been recently replaced or repaired. Total cost after closing and rehab = about $67,000. With this total cost in mind, how do you think my deal turned out? Projected rent at $900-$950. My goal is through the discounted purchase price I have already bought some equity and then created additional equity through adding value with top-notch rehab.

To my knowledge this is a decent C neighborhood that is close to other decent C neighborhoods like most of Beech Grove and just South everything is B neighborhood. My market doesn't necessarily have to be students since it is still pretty close to Central Indy. I assume I can get rents at about $650-$750, but I haven't invested in this area before, so confirmation of home values, rents, and if this area will be trending up in the next years would be great.
