Thanks @Bjorn Ahlblad. I am going to use a background check website that sends a link to the applicant that they have to pay for, fill out, and submit.  Would you recommend having them complete that background check before every showing them the property?

Can anyone give me some great pre-screening questions to ask a potential tenant by phone or email, before I give them a tour of the property?

What's the best way to conduct a background/credit check on a potential tenant?

I am looking to start saving for my first rental property and I have a fully furnished spare bedroom in my primary residence to rent out.  I was hoping I could get some best practices for going about renting this room and screening potential tenants.

1. What are some initial screening questions to ask over the phone or by email?

2. How is the best way to perform a back ground check?

3. Is it a good idea to get a credit check done?

4. How many months of paychecks in standard to ask for to verify employment?

5. Where can I find a good lease that fully protects myself and my property?

7. Best ways to find out the going rate in my area for renting a single room.

6. Any other best practices or lessons learned that you think would be helpful.

If I do not own a renters property though.  Would I try to work part time for a property management company as a sub contractor or try to find an individual investor with a property they need managed?  What would be the best way to find a landlord position while maintaining a full time job?

I am just starting my real estate investor journey and before I buy a rental home I want to gain experience as a landlord. Can someone give me advice on how and where to start? I also have a full time 9a-6p Mon-Fri job. Thanks.
