Owner pays for water. Minimal to no landscaping is needed. Our capex maintenance and vacancy expenses will come from savings if and when needed.

Really needing some advice about this house hack deal! It really only works through living in it longer and refinancing after 20% equity is achieved.

The link is attached below. These #'s are based off of if we kept both units rented with a 5% increase on the downstairs (and larger 3 bd 1.5 bathroom unit.)

We would initially live in the smaller upstairs unit however so would be paying the difference of the mortgage. $4817-$2310= $2507.

We are looking at if it makes sense however once we were to move out between 1-2yrs potentially.

Hi Ned, Thank you for your response.

Estimated rent = 950

Operating expenses = $306 this includes 6% vacancy, 7% maintenance, 7% capex, 10% property management.

Cash flow $209

I have a 1903 house under contract which is my first deal.

I have the inspection set for this Friday and have 3 general contractors coming to estimate.

I’m scared that this property will have a ton of issues given it’s age. There are also tenants living there on a Month to month lease and paying way below market rent.

I know I can back out of inspection is way more than expected.

Currently the deal is 72k w/ 20% down

20k in rehab with a Cash Roi at about 7%.

It doesn't meet the 12% Cash ROI but I'm going through the process to learn if all else fails. Any advice on how I should handle inspection and contractors?

Should we get ready to walk away from this deal? Please help!

My husband and I are looking to invest in Pueblo Colorado. We live in Los Angeles but my husband is from Colorado Springs.

I have been doing research on the Pueblo Market and it looks like the market is strong and has grown over the past few years.

Does anyone invest in Pueblo? Anyone interested in investing in Pueblo?

Would love recommendations on who to talk to. We are looking for multi family properties to begin our investment portfolio.
