Looking at pre foreclosure and might come across a place that I need to close fast and or need repairs to get it to a va standard

That's what I was thinking on the tenant seeing me with them and it would not make a good landlord tenant relationship if right of the bat they think I am being unfair. Yes I know my place my rules. Or should I just plan on allowing a pet if there most likely going to find a way around it.

I'm looking to house hack with my girlfriend living with me. She has a dog two cats and a turtle. If we are living in a duplex is it fine to still have a no pet lease with them?
