I bought my first forclosure a couple months ago that I plan on living in it while I finish the rehab.  I have yet to do the flooring, but plan on putting carpet in the living room and bedrooms and wood laminate on the rest. 

I was thinking of installing the carpet first in order to have the living room and bedroom liveable and then install the laminate while I live there.  I know it is recomended to do the opposite, but do you guys see a problem with this.  Since I will be putting T-strips down for the tranistion, does it really matter?

Hi all,

I just purchased my first property for $125,000. My note is currently for $118,500. The ARV of this property is $190,000, and I am currently doing the renovations. Rehab cost abot $10,000.

This property would cash flow nicely with market rent at $1,500/month. I have about $40,000 in student loans that I would like to pay off. I have 3 options that I am considering with this property.

Option 1: Rent this property out after renovations at the current note balance

Option 2: Cash out re-finance to pay off student debt and still rent out property but at a thinner margin

Option 3: Sell house and use profits to pay off debt and look for next deal

What do you guys think? I'm also open to other options, but those are the ones that I have thought of.

Yeah you don't see many split-levels with both sides open. I'm leaning towards the half wall.

Hey guys,

So I'm closing on my first property in one week, so I'm in the process of planing out the rehab. One area I'm having trouble with is the entry of the house. When you walk in the front door on the main(top) level the living room is to the right and I plan on making the space to the left a formal dining area. However, I believe that it looks TOO open with railings on both sides of the stairs. My initial thought was to build a wall in place of the railing on the left, but then I thought a half wall would be nice as well. A half wall would seperate the dining area but still allow some flow.

What do you guys think? Lighting is not an issue since there are huge windows on both sides. Also, the railing will get replaced since the balusters are way to far apart and was done incorrectly.

I'm currently having a discrepency between the MLS and Homepath.com. This house became active on MLS yesterday, so I went to go look at it and decided to make an offer. When my agent went on Homepath.com, the status is still "coming soon" so we were unable to upload my offer. Agent called Fannie Mae and was told that the listing is not yet active and the offer will get bounced back to the listing agent. We then just sent offer to listing agent. Not sure what's next. VERY frustrating!!!!
