Did you already have a buyer lined up?  Are there laws against putting up signs where you are?  (I know they take them down pretty quickly in my area).

Hey Tom,

Is that property located on Highland per chance?   My wife and I looked at a property on Saturday that sounds almost identical, just curious...

We passed as we had a tough time evaluating comps.  There were homes across the street listed for a million, and other recently sold in the mid two's.  

Would love to hear what you decide and how it works out.

@Amanda Sutherlin congratulations!  I think those are great numbers for a first property, and you feeling safe and comfortable with both the location and quality of tenant is far more important than absolute adherence to the 2% rule.  I would much rather have a slightly smaller but consistent return than a fluctuating 2%.

You are establishing a fantastic foundation, keep up the great work fellow Floridian!

Hey Arthur, Welcome to BP and the forum! Firstly, congratulations on getting started. While I am by no means an investing veteran, I'll share what I know. Maybe before buying your first property you and your wife establish your investing goals. There are some great resources on the BP site (already shared), and reading through those and defining your goals and investing strategy would be a great place to start. This 10k house may be right up your alley or your worst nightmare. I know my mistake when I started was getting so excited about my first deal that I didn't take time to think through my goals and strategy. There are always deals to be found! Just my 2 cents. Welcome to the BP community and the wonderful world of RE investing!

BP Community,

Firstly, I have so enjoyed reading through just a small fraction of these forums.  So many of you are so insightful, encouraging and helpful, what a great place this is!  

I am an amateur investor, and am fairly new to the Orlando area, currently doing due diligence on a duplex.  

I'm looking for a great mortgage broker to work with on my current deal, as well as future deals.

Any referrals/recommendations will be much appreciated!
