Post: BRRRR strategy for new builds?

Hi Everyone,

so I have a  property I am looking to get under contract possibly

The house is a fixer-upper And looking to buy it for around $130k

I had a contractor walk through the property with me and he threw out the suggestion of tearing down the property and building either two homes or 2 to 4 townhomes on the property because the lot size is big enough to do that

My Original plan was to just renovate the existing house and use the BRRRR strategy to refinance it,

so my question here is will the BRRRR strategy be applicable if I were to tear down the property and build new houses or town homes?

Not sure if this is even possible to do but if it is I’d like to try it, any help would be appreciated

Hey everyone,

Looking for a cash buyer in the metro atlanta area who has done wholesale/wholetail deals

This house is "wholetail" deal, it is a friend of mine I met at the local gym and he is looking to sell his house and has tried to sell it on with a realtor but was unable(priced too high)

I eventually got talking with him and told him I could help him wholesale/wholetail his house without going through the traditional process and dealing with realtors.

The house is in beautiful shape doesn't need any repairs he wants to sell it to move closer into the city for business and other things.

If you're interested and would like to get into the details please respond asap!

Hey everyone, 

looking for a investor specifically someone who has done WHOLETAIL deals before or who is interested and is looking to get into one.

This is a guy's house who i meet through the gym we work out at together for quite a few years now.

He recently told me he's tried to sell his house through traditional methods with no luck and I told him about the opportunity to try to sell it without real estate agents and he is giving me a chance for my first deal!!

The house is in great shape no remodeling needed whatsoever so for the investor who wants to get in on this deal there is no need to fix and flip this house at all.

@Doug Pretorius ok thanks, I think what I was planning on doing is kind of like wholetailing, The end buyer is willing to pay close to retail but still a discount so I can make money but the difference is he doesn't live in the state, so I think he was planning on buying it but then trying to rent it out to someone through a lease agreement, would that work? does the end buyer for a wholetail deal have to live in the property?

@Doug Pretorius well my plan was to wholesale the contract to my end buyer and he was thinking ng about trying to rent it out to someone But what is wholetailing and contract for deed? If you don’t mind explaining, I’m open to different options if they make more sense

When the end buyer buys the property, they have to pay holding costs is my understanding, is that correct? If so and for how long? And what if the end buyer wants to buy and hold the property and not fix and flip, are they continuously paying holding costs?

@Doug Pretorius yes that was the reason, it was overpriced and now I’m offering him close to retail value only because it doesn’t need any rehabs at

@Mike Cumbie thanks for advice and yes I’ve already confirmed the reason it didn’t sel is because the price was too high and now im looking to offer him close to retail value only because it doesn’t need any repairs
