Hi Erwin, just to understand, when you do the coliving strategy through a sub-rent, is there any legal obstacle that you need to address? I thought that subrenting 100% of the property was not allowed by the Spanish legislation, but I am not sure if there is any specific clause that actually makes it possible.

As of other strategies, I know that student rental at more premium prices and qualities is working well. I know some people doing it and they are having good returns (buy, reform and then rent per room to students that have more financial capacity and prefer a more comfortable and centric room).

@Mike Lambert may I know in which regions and formats are you doing it?

I am trying to find people that purchase properties in Europe (not necessarily investing, also for residential purposes), as now you can find really reasonable prices if you earn in USD (like 20% discount in less than one year - €/USD 1,15 in Jan, 0,97-0,98 now).

Hi everyone, finally I managed to find a category for international investments. I would like to gather here interest/connections that are investing or interested in it in Spain. I am from Spain and have recently started to enter the RE market, so far partnering with some APIs in the luxury segment. However it would be great to know more about personal experiences and interests in this market, be it pure investing, rental, financing, etc.

Given the current USD-EUR rate and the possibility that it gets even better for the USD (or worse for the EUR), I can imagine a growing interest from international investors. Right now, with rising interest rates, it is expected a decrease in prices (the last report I read suggested the correlation: +1% in EURIBOR = -5% in RE prices). However I am sure that many segments will not see a decrease in prices.

Not to forget that in many areas the ROI has gotten much better in the last decade thanks to a decrease in purchase prices and an increase in rental prices.

Hi everyone! I am partner of a Spanish company pioneering a new fractional ownership model with luxury properties in Spain for vacation purposes (Ibiza, Marbella, Barcelona, Madrid, etc.) The company has taken advantage of lessons learnt from previous experiences and has now developed a model that ensures: 1) that the purchaser is the actual owner of the property through the setup of a specific company that owns the property (unlike the multiownership model, in which the purchaser was not the actual owner); 2) a reasonable and transparent property management, including scheduling, maintenance, monetization of unused periods, sale of the fraction (if requested) and so on. We see an increased interest in Spanish purchasers given their geographical familiarity. However, we are yet to see how this develops when it comes to foreign purchasers.

My question is if this sounds interesting for a US/Canada purchaser (or from anywhere else), how to increase our leads there and what would be the main questions that the model would raise. Also, if there is any forum/website/similar where there are US/Canada purchasers with interest in European luxury real estate and in particular in the Mediterranean would be much appreciated.

Hi @Erwin Groenendijk, I will be for some months freelancing while I travel out of Europe, but I am usually based in Zaragoza. Anyway I pass by Barcelona often. Hello! I am Andrés, from and living in Spain. I am an international trade an investment consultant, also working at research and analysis of information and due diligence. I have relatively recently stepped into the real estate sector, so far brokering for some Spanish luxury realtors, putting them in touch with foreign clients with interest in purchasing/investing in Spain. My real estate partners are into flipping in Spain, luxury fractional ownership, and luxury and superluxury full ownership, covering most of the Spanish geography. I am also know well and/or am interested in different markets (Latin America, especially Costa Rica; some ex-Soviet countries - Georgia, Central Asia; and others like Turkey).
