Glen Beringer Yes, that's what I'm concerned about. Someone just abusing the fact that they don't pay the bill. I'm going to run my numbers again with the worst case scenario.

Christopher Phillips Thanks for the feedback. I'm thinking about raising rents to cover the gas bill. I'm going to get their gas bill from the December and reevaluate everything.

So my offer on a duplex in Delaware County, Pa got accepted today. The property is in great condition but has one problem. There's only one gas meter for the property. There's also one water heater and one furnace. Now my question is how have investors dealt with this in the past? Can I get a device to track the percentage of usage between each unit and bill the tenant? <<< (Is this legal?). Should I raise the rents and pay the heat bill myself? Or should I get an estimate to install a separate meter and other worked needed to separate them? Please share any information you have. Thanks in advance :)

Hi, so I'll be buying my first rental property as a sole proprietor very soon and have a couple of questions.

1. What kind of insurance do I need to obtain to protect my personal assets, accounts, cars, etc?

2. Is it possible to use my DBA name and convert it to an LLC under the same name?

3. Have you faced any issues with transferring your property over to an LLC (Due on sale clause)?

Any information would be helpful. Thanks.

Hello, I was wondering if it's possible to buy a foreclosed duplex with an FHA Loan. Also do they require certain guidelines to purchase? Please if anyone has any information don't hesitate to reach out as I would love to put in an offer.
