 Boots on the ground is hyperlocal, and what you're looking for is essentially cheap labor that can open a door when you need it. Find someone in the neighborhood of your building to help you out. The closer they are, the better.

I remember talking about one of your buildings maybe a year ago. We've never worked together, but I know the story. It's not the best setup nor the best part of town, but you can make it work. Going DIY and self-managing this type of asset from another state may not be an easy task for such a building and neighborhood, it needs more attention (and probably capital).

Try an unconventional approach. Call the contractors closest to your building and see if they can help or know someone. Call the mechanic or gas station up the street and ask the owners if they know someone.


 Thanks Jad, these are all good ideas.  To be honest, I have been really happy with the person who has been helping me, but there's an issue with capacity because she is a full-time employee somewhere else and I believe a single mom.  So I want to be careful to not stretch her too thin.

I have.  I've been through 3 PMs in less than a year.  I do not think anyone in Cleveland will do a good job.

Hello all, as many of us have been experiencing, I have not gotten any value from any of the PMs that I have engaged.  At the beginning of the year, I have started to self-manage.  I was also lucky to get someone who I could pay to show a house or open up a unit for a handyman.  It has worked out for me, but I'm wondering if anyone else has another person they trust that I can float other, similar tasks to?

 The city will remove the remains, then re rent it, simple. How does an EDEN tenant run out of funding? Either way, do a rental turn and move forward. BTW why are you involved, let the PM CO handle it .

I'm sure this is the post that everyone dreads.  I just had a tenant die in a rental unit last night.  She was an Eden tenant who recently ran out of funding, so I reached out to them.  Does anyone know the procedure for getting possession back and clearling out the unit?
