I'm also looking for a role that is fully remote at the moment, if anyone knows of anything! I have 2-3 years of experience at this point that I could leverage. I am currently freelancing with a multifamily operator and a small self-storage developer. Unfortunately, they don't need anyone full-time at the moment. Doing some deal screenings and UW's for the MF group and helping with UW's and pitch decks for the developer. I was previously a senior UW analyst for the non-agency platform of an agency lender. I also worked for a small REPE firm and as a financial analyst for a CRE mortgage broker. Open to exploring and happy to discuss.

I have no experience with flex, but wanted to know what drives the demand. How do you go about assessing if it's needed in the market? Any other tid bits or rules of thumb would be helpful. Genuinely curious.

Sumeet, did you end up doing anything in the Phillipsburg area?

@Jennifer Billis-Gehrke I've been thinking the same thing. I'd think you'd be able to get around the costs of routing utilities, which could be significant, but not sure if the savings would be offset by other things that I'm not seeing.

@Shefali Srivastava I've been trying to find someone to partner with on NJ tax liens as well. Or at least chat with those who are getting into it or are currently doing it. I'm fairly new to the tax lien space as well, but I've been reading everything I can get my hands on. Open to chatting if you are!

@Joe Martella I have a couple of questions that I'd like to get clarification on. Would you be open to talking at some point?

@Scott Matthew C. thank you for your response! Possible partner was what I was thinking. I have the capital to do them on my own but interested in finding someone else that wants to continue learning about them together/co-invest.

Hey guys/gals,

I recently started looking into tax liens and have since read a couple of books related to the topic. I figured NJ would be a great place to start given that I'm located in NYC and spend half my time in NJ, so I went ahead and read The Complete Guide to Investing in New Jersey Tax Liens by Michael P. (just finished). Are there any others starting out with tax liens in NJ that would want to get on periodic calls to get each other's thoughts/inputs on counties, liens, etc.? Could be almost like an accountability partner(s). I'd also welcome the opportunity to chat about tax liens with those that already own and have experience with them. Any insights would be greatly appreciated!

Question for you guys: 

You buy lot zoned as residential thinking that at some point you will build a vacation home. You buy the lot with a commercial loan being that its land. After some time you build out vacation home and want to refinance, only now you have a vacation home on your lot. Are you refinancing using a residential loan for the vacation home? 

100% financing?
