@Joseph Hummel and that’s where that question originated from, I see cash buyers with no contingencies and two things pop up in my head.

1. The offer price has enough room that given the worst case scenario they walk out with a smaller profit or break even

2. They’ve just been in the game long enough that a walk through or video tour is enough for them to move forward with the deal

@Gail W. That’s crazy, how does that even happen? You’d think an inspector would catch these things .

I heard a guy on a podcast say that he has his inspector and his contractor walk through at the same time, I think that’s genius.

Lucky for me the inspector I used when buying my primary residence did a great job, so I have one I can trust already, same for the realtor that I used.

What did you end up doing with the land ? I’ve always been curious on raw land

@Tyler Williams I agree with you brother time is really of essence in today’s market. I had a deal fall through because I couldn’t come to a price with a seller. Perhaps I was being too conservative but I’d rather have that than over pay for a property.

Buy and hold is my long term goal as well, but I want to build up capital to have a strong emergency fund before I start stacking up on rentals.

@Josiah Barkman I’m screen shotting this, thank you! With time being a big factor I would try to get multiple ticket items done simultaneously. Are there any that you’ve found that don’t work good together? For example you obviously wouldn’t want the flooring being done while the painters are painting the inside. Any thoughts ?

@Jim K. Just to be clear though I’m not currently trying to buy a property sight unseen , just something I was curious on and wanted others opinion.

Although I am actively reaching out to absentee owners to see if I can put something under contract and wholesale it or maybe partner with an experienced flipper .
