i'm new in the real estate world. i've been reading a couple books, i've been listening podcast, etc  but i still feel lost i don't know where to start. i read that one of the best ways to start is by looking for a mentor o someone that can teach you. the question is where to look ?

ive been saving money for the last months and i would like to invest it in my area (WPB) so i wanted to know where is the best place to buy houses for rent. Also what is the best strategy to start this journey since i dont have crazy amount of money? is it FHA the best way to finance?
