I'm curious about this as well. I'd like to do a similar strategy like you (buy 4/5 SF homes) but I'm wondering if that's the best strategy. 

I know a lot of other investors here really love the BRRRR model.

Hey Brian,

Yeah we don't plan on using the HELOC in Anaheim, CA. We plan using it somewhere out of state where houses are more cheaper.

Hi everyone. I'd like to learn a couple of different strategies investors use when using a HELOC or a home equity loan.

My parents can get a HELOC of $200,000. I've already convinced them about investing that money into real estate, now it's just a matter of HOW to invest it.

I'm very well aware of the BRRRR method, but I'm wondering if there are any alternative strategies that might not require as much work/effort.

i.e Would you recommend we use the HELOC as a down payment for 5-10 different SFH/MFH (maybe an apartment as well) if the numbers make sense?

I just need some recommendations from experienced investors on how they used their HELOC.

Hello BP members! 

I'm looking to convert a garage into a living space with a loft and was just wondering if any other BP member has had this done before. 

The current garage is about 400-450sq feet in size and we don't use it to store any of our cars at the moment. We were thinking it would look something like this image below:

Has anyone had a project like this done before? What was the process like? How much should I expect to budget out for a project like this?

@Ned Carey - Yup, I'm using the BP rental property calculator. This is after property management, cap ex, mortage payment, etc.

@Joe Splitrock @Bill F. & @Thomas S. - Had no idea that higher quality properties often generate less cash flow. Bill - my goal is to have 10 properties within the span of 10 years which generate $500/mo in cash flow. I'm not planning to invest in CA, but other places where cash flow is known to be "good". I may have to re-develop my strategy, but just curious if you guys think $500/mo is realistic. What are some of the best cash flow properties you guys have in your portfolio? 

Again I appreciate everyone's responses. Just trying to get a grasp of everything and trying to set a strategy to reach my goal, which is $5,000/mo in the span of 10 years for RE investing. @Thomas

Hi everyone! I'm a newbie and excited to start my real estate journey. My goal for real estate investing is purely cash flow. 

I'm looking to purchase my first rental property in 2019 and was wondering if I should focus on purchasing many properties that bring me a below average cash flow or buying few properties that give me a GOOD cash flow. 

I plan to buy 1 GOOD property per year but was wondering if I should focus on buying fair properties that bring an below-average cash flow. (My goal is to get at least $500 a month cash-flow on a good property, is this realistic? What are your goals for cash-flow properties?)
