Hi all,

I have a 4-plex that I have owned for slightly over 2 years now in a up and coming neighborhood. The overall performance has just been ok as I was able to raise rents a bit but have had a decent amount of expenses due to tenant turnover and maintenance. The unit has 4 furnaces and 4 AC units that are nearing the end of their lives and am trying to decide if I should keep it or sell due to the large capital expenditure coming in the near future. I am in between jobs at the moment and my reserve fund is a bit lower than I would like it to be. I paid 201k for it and could potentially list it for 245-250k. My main hesitation is that the area has seen steady appreciation and rent increase.

I am invested in the Cincinnati area and looking to network with wholesalers and real estate agents who specialize in multi family properties (2-4 units). 

I am out West but closing on a multi family unit in Cincinnati next week. I would also like to connect with locals/investors in the area.
