That sucks....because I am sure this property could be very profitable....not even short sale negotiators would be helpful or of assistance?

Hello BP, 

There is a property owned by Bank Of America that I would like to inquire about. 

I called BOA directly and they gave me a number to the foreclosure department...I called but the automated prompt will not let you speak to an operator unless you have an account or defaulted loan so they can trace your information.

Is there anyone here in the South Florida market who knows how to negotiate bank owner properties or can direct me to who I can speak to, to possibly acquire said property?

Hello Everyone.

I am a new investor seeking to finally complete my first deal.

I just got a 4-plex under contract.

Quick Specs...

Quad Plex...3 of the four doors are rented.

Price is $790k.

Cap Rate is 8%

Cash on Cash CAP is 14%

My goal is to make $3k assignment fee.

I’m not trying to get rich.

I honestly don't have the money...I was able to negotiate the initial $5k down to be 5 days after initial acceptance of contract.

The initial acceptance of the contract is today Wednesday September 18th.

So the clock is ticketing...my goal is to be able to assign the contract before the 5 days expire because I know I do not have the $5k.

I just want to finally close my first deal and begin creating healthy business relationships as I continue grow as an investor.

I can actually email you much more succinct details if you are interested.

I'm still a newbie to the real estate business, but I do have a quick question...

I went driving for dollars today and I created a list of 37 potential properties in just under 2 hours worth of driving...

My question though...is there a way to find out if any of these properties are under water, like pre-foreclosure, etc?

Since I went d4d and I'm not a licensed realtor...I not sure what direction to go.

I did start my preliminary skip tracing methods, and I did source the owners names and addresses from my local county property assessors website...and some of them have out of state owners.

But for the others where the houses are owner occupied....is there a way for me to find out if the property is under water?

I'm not trying to be rude but I thought if I had that information I would be better "equipped" for when I start calling the owners themselves and seeing if there are open/willing to sell their property.

I'm open to any/all suggestions.

Hello BP family,

I recently joined BP and I am truly grateful for the surplus of information it has, tools etc.

With that said, I right now am looking to network and partner with any individuals who are a part of the Fortune Builders Mastery group.

I do not want to turn this into a debate of whether Mastery worth it or not....there are other threads to post your opinion on.

I am seeking to network with current students who recently joined.

Simply put I am looking to have my first few deals and I believe in the system that mastery provides (again individuals with opinions....telling me I can find everything I need here on BP please PM privately with that type of advice).

I believe I will bring value into the partnership, I have most of the pieces of the puzzle connected...Finding deals, putting in offers, evaluating deals, working with contractors to get estimates and bids, lenders to finance the deals, etc.

I am seeking one or two templates from the scope of work to assist with rehabbing the kitchens of my upcoming rehabs, and the 12 documents used to the contractors.

Of course we will sign JV agreements, and I am willing to split the profit 50/50, even though I am doing majority of the leg work.

Thus, we all win.
