How do you wholesale a bank owned foreclosure listed with an real estate agent. Is it a good idea to even try to put a hose under contract that is listed by an agent

Thank you! So when you have a deal,  how do you actually get it under a contract? And how would you make sure you won't be liable if you don't close in a certain period?
