That's the kind of attitude push I needed @Robert Leonard! Forecloser and now code violations are on the top of my investigation list tomorrow.

You could be spot on @Amanda Hensley, all of the houses sit on pretty big lots for the area.

Luckily by doing a simple search through some of my counties records I was able to pull the owners address without any real sleuthing. 

I will definitely look through forecloser cases next before sending out any letter.

I checked the tax records on all of them and they are still paying. Is it possible the city hasn't updated their records? 

I have driven past these properties for years and nothing has changed. Only recently became interested in wholesaling so now they all stick out like a sore thumb.

So I went biking (not driving) for dollars over the weekend and stumbled across a handful of abandoned/distressed properties. Come to find out after researching that 75% of them are owned by the same person. Whats going on here!? They are still paying taxes so why are they empty? Why aren't they making any repairs. How can they afford to own this many properties and just let them sit around and rot? 

I am definitely going to contact them asap but wanted to ask if anyone out there has run into a similar situation. Wanna be as prepared as possible and try to figure out as much as I can.

I suggest attending one of the local investing groups (1st meeting is free), and start to network. Below are two of Western WA's largest. I've met tons of local investors at both. Make sure to get some business cards made up beforehand! Good luck!

I was thinking about going out this morning also! Are you looking for tips on areas or a strategy? 

Hello everyone! I have a few questions about renting out a property in another country. I currently reside in The States but my family has acquired a property from another family member located in British Columbia, Canada. We want to do whatever we can to keep it in the family since it has huge sentimental value to us. The problem is that The Public Guardian & Trust sent us a notice stating the house needs to be sold soon. I’m sure if we could prove to them that the home is indeed an investment and we’re not just trashing it they would have to reconsider.

Is anyone familiar with this kind of situation?

How hard is it to rent out a home from another country? Is it as simple as finding a solid property management company to take care of most everything?

Thanks in advance for any input, we’re in a really stressed situation with very little time.

After reading thoroughly through this whole thread I’m pretty sure @J Scott's books were only mentioned a few times so I thought I’d put them out there again. The Book on Flipping Houses and The Book on Estimating Rehab Cost are must reads! Especially since the accuracy of estimating cost seems to be one of the most important pieces to wholesaling. If your just starting on your journey and are on a tight budget like myself, you may not have the funds to buy these books. Guess what, my local library had both copies available! Check yours! Just make sure after you cash that first check to go and purchase both because your gonna wanna keep these on your shelf for reference!

Are you referring to REAPS (Real Estate Association of Puget Sound) @Andy Pillinger? I'm not a member but have been to a few of their meetings before. They actually allow first time guest to attend one main meeting (4th Thursday of each month) for free. I'd suggest to look for @Katherine Swanberg on here as shes the President. Also, monthly orientations located on Mercer Island are really helpful in deciding if REAPS would be a good fit for you. Good luck!
