@Gurusubramaniam Sundararaman i had the same issue. Got to 6 units and remembering which account and paying became a multiple hr ordeal every month. I found the best solution was to set up auto pays for all the accounts and then make a google doc with all the info broken down by property for periodic reviews.

I met someone who is looking to sell a multifamily way under market value. I'm doing my due diligence now. What red flags or hidden traps should I be looking for? Second leans, structural issues, terrible neighborhoods; these are just a few things that Iv looked into and they all seem good/non existent. What am I missing that could come back and bite me in the *** after I close? Much appreciated.

@Daniel Lynch Dont "charge her rent", but rather ask her to "help you with expenses". Its a softer way to put it. Its def common for 2 significant others living together to share housing expenses.

Iv been moving around the country for the last 5 years or so, and when ever I enter a new area i have to ask locals where the better areas begin and end. This takes time and ultimately a requirement to trust there judgement. Are there any other resourses to find out what parts of a city or town are better than others? Websites, forums, trade secrets? Im just curious what others have done in the past.

@Account Closed I respect the persistence. Iv heard cash flowing MLS finds in the Bean are nothing short of impossible. What kind of cashflow were you able to capture on that property? (If you don't mind sharing).

Hey @Michael Ruh , when looking for your property that you found in Quincy, what methods did you use to help find the lead? Iv had some success using direct mail in the past, but it was done in a way less saturated market. Wondering if you had any other methods that may work better in this one.

Ah I see. I figured my demographic would be someone who has been thinking of selling but lacks the motivation to actually list the property, but we will ultimately see when I get some responses. Thank you for the input, I am shooting for professionalism. I need to make that first impression stick before they meet my baby face in person. @Ryan Dossey, have you experimented with direct mailing or is this just an outside perspective?

I have been sending out white letter mailers to multi families in my area. A friend reviewed my letter and opined to me that referring to my self as "real estate investor", in my own letter would spook potential clientele due to the negative connotation the phrase has in modern society. Do you think that is valid, are real estate investors generally seen as the people that are parents warned us about; low balling and pulling fast ones to make our quick buck? I'm just looking for some input from my fellow investors... entrepreneurs. Feedback will ultimately lead to how I redraft my letter.
