This is what I really like about BP and its members, people are always focused on their success, future goals, and making others better. Therefore, with the purchase of properties in 2020, our second goal is for positive cashflow. We not only want to learn the business, we also want to reap its benefits in order to grow.

Happy New Year to you and your Wife Larry! You two have certainly been preparing for this year in a great way and already have a plan in place to succeed! The important and crazy thing about your first property is that you learned something. You'll now be able to use that knowledge to tackle the goal of 2 properties that you have set for this year. As the year progresses and you remain focused on your goals, you just might surprise yourself and accomplish them sooner than you think!

I completely agree with only sharing so many of them. I too am a believer in keeping some goals to yourself and then celebrating accomplishing those goals to myself. You've got a great list of goals here as well. You are correct when you say that you have to start somewhere. Something I was taught when I was younger was to understand that to get to where you want to, you simply have to get started. If anything I use that as inspiration to know that any goals I set others have had to set similar goals to get where they are now. Which leads me to agreeing that together we are stronger. The more we can work together, the more we will all be able to help one another out and help ourselves in the process while building meaningful long term relationships. When you say you want to be a better realtor than last year, did you have a way to track that?

What do you think is the most important thing for you do for you to reach your goal with respect to closing on those 50 deals this year?

2.) Read atleast 30 books. I hadn’t thought to read more this year until October of this year and was able to get through 12 so I figured why not aim for one a week? A quote I admire is “An investment in knowledge pays the best interest.”

3.) Help Syndicate/ Raise capital for 3 deals with partners. This coincides with a goal I have listed below with respect to building relationships with private lenders and passive investors.

4.) Build relationships with atleast 5 Private lenders/ passive investors. I will continue to strive to build meaningful relationships with other investors. I look forward to connecting with other like-minded individuals over the course of the next year and if possible helping one another get one step closer to our goals.

5.) Help 10 people reach one of their goals this year whether it be a personal goal, financial goal, or real estate goal. I believe having someone to help hold you accountable to your goals is incredible and can inspire you both. Any chance I can help add purposeful value to others, I gladly will and look forward to it!

This past year has been entertaining and full of surprises and continued clarity. I’m excited to start the new year off and get the ball rolling early in the new decade! What are some of your goals for the next year whether it be growing your current portfolio, transitioning from SF to MF, or learning how to make your business more efficient?

Those are some very well thought out goals--did you learn goal setting somewhere; a mentor or book, or is it just your own style (?)

Happy NewYear Scott! I never really learned from anywhere in particular, however I have done research in the past about goal setting. One thing I learned early on was the idea of having SMART goals : 

Specific

Measureable

Attainable

Relavant

Time Based

What this did for me was it allowed for me to start to come up with goals as well as a grounding to come up with a plan to accomplish those goals. Truth be told now that I think about it I actually used the BP Intention journal for the 90 days to end the year. What was different was how it forced me to be intentional about taking daily action toward accomplishing those goals. In those 90 days I felt far more productive than I did for most of the year. Does that make sense?

I'm pumped for you and your future wife. Its one thing to hit our goals but it brings another level of satisfaction to do so along the person you've chosen to spend your life with. Many blessings to you both!

I'll follow up what Chris mentioned- I'd be happy to help you hit your goals as well. 

As a personal goal, make it to the gym 260 days this year.

As a business goal, help 50 new investors close on their first investment in NY and around the U.S.

To be specific with respect to efficiency, my goal is to implement 3 new technology systems to help make my business run more smoothly.

 Good afternoon and Happy New Year Abel! I appreciate it! It is a satisfaction and experience that certainly is one of a kind. 

I’m glad that you gave a number of times to make it to the gym this year. I was reading an article about goal setting and it mentioned something año. Setting a specific number of times to do something in a year instead of a general “3 times a week.” Is this your first year of trying that?

Helping 50 first time investors sounds amazing! We’re you thinking about using the 3 new technology systems to help reach that goal?

Hey Jonathan! I think these are awesome because you’re setting up a system that can be replicated. You now have some knowledge and ability to scale in the way that you want to. Being able to have a goal set at the beginning of the decade is awesome! It makes it so much easier to track over the course of time. You might even surprise yourself and reach that goal much sooner than you think!

While my expenses will be skyrocketing, I also recently realized that because I've been focusing too much on the future I've been giving too much stress to my wife about not spending money even while she is out with our daughter and her friends. So I need to find a better balance between being able to enjoy what we have today, while trying to expand my portfolio. I think BRRRR is the key here.

Finally, ever since i had my daughter, i've had VERY minimal exercise. My workplace recently had a full renovation and has a really nice gym.  my goal is to at least workout 2-3 days a week (which will be very tough for me as i am not a morning person).

Hey no problem! I’ll have to go check out the FWREIA page as well. 10 properties in one year was pretty good. Are you still looking to invest in the Fort Wayne area or are you looking to expand into other markets as well? And is there a Minimum amount of cash flow you’re looking for?

Being as passive as possible is something that I feel a number of investors are looking to do. I think the first thing to do is sit down and think about how to create a team and where to start with. I believe you absolutely can reach 200 properties in ten years. Are you looking to stay strictly with SFH are have you thought about going into multifamily as well?

A brand new gym at work sounds like the perfect opportunity! The hardest part about waking up (Just like everything that’s worth it 😉) is just getting started. Afterwards you’ll realize how much more productive you feel!

Some of my goals are:

1. Acquire $150M worth of hotels

2. Acquire $150M worth of apartments in A/B areas

In 2019, I've acquired close to $100M worth of real estate (mostly apartments). So in 2020, I will strive to 3x it. Not quite 10x as Grant Cardone would say.

3. Launch my book and giveaway 100,000 copies and in the process change some people's lives

4. Experience skydiving and live 😁

5. Become even healthier - will try for 30 days to go vegan and not drink any alcohol. Among all my goals, this is probably the toughest.

And do all the above while attending and coaching all my kids' sports, be on vacation 30 days out of the year and have time for family and our church (as I've done this year).

Sounds like a big year planned for you! I’m assuming you’ve got some areas in mind for both hotels and apartments?

I’ll be looking forward to buying your book when it comes out! I’m sure the I formation in it will be more than enough time change the lives of those who read it. Talk about adding a massive amount of value!

I have a few friends who have skydived multiple times and they said it’s quite the experience so you’ll certainly have a blast! 😁

Spending time with family is invaluable. If you were good this past year on i’ll I say keep going strong with it. Do you already have destinations planned for your month of vacation for the year?

For the PM reports, I have a few examples of other monthly reports to show them. Sometimes, though, it's as simple as needing them to be more consistent with details such as accurately notating which month a rental payment is for when from a late tenant so I can more quickly/easily understand it. Another example is that I'd like them to seperate rental income from court fees reimbursement from tenants. Right now, they just put it all together, and again, it'd just be easier for me to quickly understand if everything was more itemized. I spend too much time trying to fully understand them as is! Yes! House hacking is such an amazing tactic to leverage! 

I love diving. I didn't used to. I had a scary incident years ago, but I jumped back in the water and am now more confident and better than ever before. I think that incident actually taught me a bit about myself in stressful situations and how to handle it if it happened again. (I had a situation where I was not getting enough air from my equipment at a deep depth, and it caused my body to hyperventilate, which further didn't help my situation but I obviously made it out fine.)

I really look forward to seeing Alaska this year finally. I also really look forward to going to the island of Utila, Honduras to dive looking for Whale Sharks and help researchers in their studies on these amazing animals.

 Got it. It sounds like it’s a few small organizational things That can be fixed easily with respect to the PM reports. The extra organization should help make things more efficient for you as well!

Oh wow, that does sound like a rather scary situation. It’s amazing what all we find out about ourselves in stressful situations like that isn’t it? I’m glad that you have conquered that fear and find the amount of joy you do in it now. 

You have quite the year of traveling don’t you?! I have a good friend that lived in Alaska for a summer and said that it was one of the most beautiful places he had ever been. I’m thinking with the places you’re going, you’ll have a tough time choosing which place you enjoyed most!

I am not one for publicizing goals, I like to keep things close to my heart, and I celebrate accomplishing the goals quietly as well :)

My goal is to connect people, and I try to make at least one connection a day. In 2019 I made well over 500 connections. Probably more, but I don't track them. Helping people is just something I love to do, and I believe the positive energy that is created by looking to help others comes back 10-fold.

I completely respect that idea! It’s part of why I decided to share only  a part of my lists :)

If you ask me, connecting people is something that you’re pretty good at. As a matter of fact I can see you doubling your goal this year! You’re right though in my opinion. Looking to help others and constantly bringing positive energy to the world is rewarding in its own way. 

I too look forward to connecting with you more here in the new year and will take time to guess when to silently celebrate you crushing your goals as well!
