My Landlord Insurance policy came out with a new list of dog breeds that are excluded from coverage. German Shepherd is now on this list. I have an existing tenant with an emotional support animal that is a German Shepherd.

We have had 2 bad hail storms in the past 18 mos where I had large claims on all my houses. Shopping for a new policy is not an option for me. Do I have grounds for non-renewal of lease or will I lose the fight since an emotional support animal is considered a medical necessity?

I guess bottom line, my question is if someone has an emotional support animal and the breed is a non-covered breed, am I still required to rent to them?

My property management company said the dog would be covered under the renters policy. That was laughable to me. Renters carry 15-25k policies and let them lapse constantly if nobody is watching. Any advice is appreciated. Thanks!

I have several SFH rented to kids attending OU. They sign a 12 mos lease. Each student along with their parent is on the lease and all are legally responsible for rent and damages. Getting paid is easy cause the parents pay the bill. I have never had to evict a student for non payment.
The downfall is all the damage. The kids don’t maintain the yard, are hard on walls and appliances, don’t change air filters, take down the smoke alarms instead of changing a battery and they always sneak in pets that are not on the lease. There is also usually issues with extra people living there that are not on the lease. None if this is a problem if you do regular inspections. 
Bottom line, in a University town, rental property is golden. Money is good and your home will stay rented … but you will need to check up on your tenants about 4x per year, change filters yourself, remind them every single time the temps drop to take freeze precautions (and I still drive by to see its done), etc.

3 SFH paid in full, 1 unit asked for reduced rent and I agreed to 30% less for 2 mos. I have 3 vacancies at the moment. I rent to students and University is closed/teaching remotely. Very little/no interest on my vacant units. Norman, OK

Can someone please post an example of a letter they sent to tenants about helping them during this time.

Thank you for responding. I didn’t even think about liability with renters.  I was just trying to figure out how to treat a problem I couldn’t see.  I backed out of the offer and moved on. 

I have an offer in on a house that needs a lot of work. No disclosures available on the property. My arms burn when I am inside home. My realtor said her legs were burning when we were inside. Place has an odor and carpet in bedrooms looked like it had been changed fairly recently but it doesn’t have “new carpet smell”. Termite damage, roof leaks, slight moldy smell. Does anyone have thoughts on why my skin would have this burning sensation. No bite marks evident. When I washed my arms and took an allergy pill, all was good. I thought about off-gassing of carpet, possibly fleas but I didn’t have bite marks. Any thoughts would be appreciated. This house will be my 3rd fixer-upper, so I’m still fairly new to this game.
