Thank you so much for all the informative Answers! Have you guys ever heard the term "Scared Money means No Money!"??? I can't afford to make mistakes! I have absolutely no experience with actual construction or rehabbing homes! I own local well established tree service! My money grows on trees and right now the trees aren't growing:( A lot of REI guys call me and they tell me that they are going to sell the property or rent it out and I'm sure that these are the guys I should be wholesaling to! I like the "earnest deposit" comment from Brent Combs! Thanks Brent:) I'm sure you've heard of the show on A & E called "Flip this house, right? I'm going to one of his classes next week! I'm really hoping to make some good connections there! I know he's gunna try to charge me for classes after the free seminar, do you think I'll be wasting time and money that I honestly can't afford to waste or do you think I'll be doing the right thing?

What kind of paper work should I bring with me to my first wholesale gig? What should I research before I arrive at the viewing/walk thru? Should I print out some MLS documents or county proof of cash sale records to make the deal work out in favor of my cash investor! I'm afraid of underestimating AVR, what would be the best way to eliminate any mistakes on my part! Thank you BP all the priceless knowledge:) I am financially at rock bottom, we have moved three times this year and we are moving for a fourth time so I have to make this happen quick thank you every one for all the help:)$$$

I am so excited to gain all this knowledge for free! Thank you Josh and thank you BP community I'm starting my real estate career in the wholesale dept:) I think I have found a decent cash buyer/investor but I'm not sure if I have what it takes to make my first deal go through! I get the concept but I don't want to get stuck buying a property that I obviously don't have the cash for! Im really not sure how to calculate AVR and that's obviously the most important detail in the deal aside from the closing and getting paid! I'm sure it's about asking the right questions but I'm not exactly sure how or to ask those questions! Any tips from the people out there with the BIGGER POCKETS than mine?
