@Luis Prieto I agree with what you and others have said about being stricter with tenants. But you should know your fix may not be as “simple” as eviction. I don’t know where you live/the property is but you may have lost your ability to evict based on your acceptance of partial rent and what sounds like a repayment agreement. You should talk to an attorney and figure out your options. It’s a nasty surprise when you try to evict and get stuck in court while your tenant pays nothing but your mortgage payments still come due which can happen in tenant friendly places like California.

@Weston Couch hi. What kind of asset structure could prevent frivolous law suits?

@Bob Romano ask them to leave. Paying rent late is a problem. The phone doesn’t bother me much unless there is a reason you need to get a hold of them that way. I don’t call my tenants very often, especially if they are responsive to email.
