Hello friends 

I need some expertise help regarding a property situation. 
I found a 4 plex but it’s 2 houses with 2 duplexes in each. And the houses needs a total gut rehab. What are your thoughts on turning them in to two single family houses and live in one and rent the other one so we live for free?  
The location is in Naples Florida and the rents for 2 bed 1 bath is roughly $1200 and $3600 for 4 bed 2 bath.

I know a bar up in the Madison area that’s selling and it used to be a gas station that got transformed in to a bar/restaurant and it’s on a really busy street. So I think it’s a really good opportunity to turn it in to something really good.

I’m looking for some information regarding turning a bar/restaurant in Wisconsin in to at least quad plex or bigger.

The property is on a 2,45 ac commercial lot.

So I’m trying to get some information regarding costs of converting it in to a smaller apartment building.

We just got a $250k HELOC and plan to do the exact same thing with getting one investment property to start and hopefully another one not to far after.

I currently have a house in Fort Myers FL and I'm about to close on a house in Scottsdale AZ both SFH that are being rented and I need to get the best coverage and I'm leaning more towards umbrella over llc.
