We purchased a property with a collapse porch. This will be a rental.

We're going to put up railings, but NOT a new awning/cover. Looking for ideas on how to repair/cover the damaged area above the front door. We see a lot of these properties that are just left this way and to me it's an eyesore so I'd rather not leave it looking like this.

Any help/thoughts on repairing or covering up is appreciated!

Can I ask what bank you're using? Have had difficulties finding a bank to do a mortgage on an LLC.

The tenant has been there a year now. It always been a problem. Guess its getting worse

I have a friend who's a public defender in the city, we had dinner last night and she's going to see if she can find out who patrols that area and put a word in for me.

She also told me NOT to call 311 because it might get back to the perps. smh

I know I shouldn't make this my problem but she's a single mom with 5 kids and I can understand being a mom myself

Also, she's not going anywhere, her credit is a mess and I gave her a chance even putting her into the property.

I called 311 a few weeks ago and they said someone pretty much has to call when they see the activity, but will call again to see if I can request that someone drive by. This goes on during the day also, so more lights probably won't help.

Thanks for the feedback. Looks like we cant do a fence higher than three feet anyway. She already has a chain linked fence but wanted something higher. I'm going to let her know she has to call 311 or continue to deal with the problems.

We own three renatl properties in 21229. It's a broad zipcode. We have one house in the county and two in the city. 

A house by Leakin park will be fine as a rental income property. I like that zipcode because it's close to where we live and we self-manage. I'm not so sure though if our next property will be on the city side. The water bills are ridiculous; the city fines for everything and getting the tenants to pay for things that are outside the rent (even if it's stated in the lease) is a challenge and you cannot add these items to a Failure to Pay rent notice.

My husband and I own a few rental properties in Baltimore (fairly newbie investors).

The tenant in one of our properties has been calling us lately complaining about drug dealers on her block. She doesn't want to call 311. I even offered to call 311 for her; she just needs to tell me when but she's scared.

Yesterday she asked if we can put a high fence up for her; we're researching, but looks like it won't be allowed.

I'm starting to lose sleep over this and wanted to know if any has experienced this and how best to handle.
