@Kim Younkin I have a broker that I work with directly, no real estate agent involved, who has been sending me properties from the MLS for a few months. So do you contact the home owner directly? My broker said she tried calling (in guessing the listiging agent) but got no responses. So I figured I'd look the property up in the city assessor's office cite and go from there. Thanks for your help!

Hi all,

Several properties that I have found interest in on the MLS have been cancelled or expired. I've been in the process of relocating and wasn't ready to make offers earlier this year when they were active. I looked up what a cancelled status on the MLS means and one article states: "a cancelled listing is completely terminated on the agreed upon date and time between the seller and the listingagent/broker." So I was wondering about the legality of contacting the home owner to see if they still had interest in selling and if so, arranging for that with my broker. If it's legal, I kind of thought it could be a win-win for me, the seller and my broker who could then get the full commission. But of course if this poses any sort of legal or ethical violation, I don't want to go there! I haven't ever heard of anyone doing this before so I'm not sure if it would be a valid way to go about being "creative" in a really tough market.

Hello to all you landlords out there!

I have a question regarding tenant / housing laws in King County. I am interested in buying a 3 unit multifamily property in Renton, WA. It'll be my first property purchase ever and I plan to live in one unit (to be in compliance with FHA regulations) and rent the others. I don't live in WA yet so I am not familiar with the tenant laws in the region. For those of you who are familiar, what might the process look like evicting an existing tenant so that I can move into the unit? Will I run into issues since the tenant likely hasn't done anything wrong to validate grounds for the eviction? Any light you could shed on the subject would be much appreciated. Thanks for your help!!

I have a huge interest in purchasing a prospective multifamily property. The original game plan is to use an FHA loan to finance, live in one unit and rent the others. I have a small amount of liquid assets, hence my strategy. The catch is that the seller has a no finance contingency. How should one proceed? Are there any options for me? Any assistance would be greatly appreciated. Final fun fact, I am a brand new REI, this would be my first purchase...

Wow! Thanks so much for such a warm welcome and helpful information! @Jarvis Smith thank you for the suggestions! I've been noticing there are much more affordable homes in Federal Way, Seatac and Renton and was thinking that venturing out of the city center might be our best bet, I will surely start looking into the other areas you mentioned! I also have an old friend renting in Kent so I'm hoping she'll have some insight to that part of Seattle as well. @Cole Russell We don't have much to start with, so our price range tops out at $$300,000-350,000. We're definitely thinking of using the BRRR method talked about so frequently on BP! @Mike Jones I hadn't considered a four plex only because I haven't really seen any on the market. I am new to this so maybe I don't know where to look. I'm currently using the standard sites, Zillow, Realtor.com, Loopnet.com and Realtytrac. I'm hoping to connect with a real estate agent when I visit Seattle to change up my search. I'm sure there's not one singular place to find four plexes, but do you know of any other places I'd be likely to find four plexes?

Hi All!

I have been reading, listening and learning from BP for a little over a year now so I think it's finally time I introduce myself! My name is Andrea and I currently live in San Francisco (yes, it is as expensive as everyone says) and am interested in purchasing my first duplex in the Seattle area. My partner and I would like to try something new after living in California our whole lives and we really love Seattle so we figured, why not give it a shot? Any suggestions or potential contacts in Seattle would be greatly appreciated! I plan to visit next month to try to hone in on a potential neighborhood we'd like to buy in. I hear Seattle has about 50 neighborhoods! Excited and ready to try something new. Nice to meet you all!
