I can't speak to your specific state - I am in Texas. We just use the normal contract that realtors use (Google "Trec One to Four Family Residential Contract" to see what I'm talking about). But there is a box (11) called "Special Provisions" where you can write in your specific conditions. For SubTo "Purchase will be Subject to Mortgage". For novation, it would depend on the situation - are you doing straight novation or equity partnership? I think any attorney could get you a novation purchase agreement, but you might just be able to write those provisions in the box as well. I would look over your states "normal" contract and see if you have a section similar to this and speak with your lawyer. Is your RE attorney an investor? 

I started using Flipper Force not too long ago and I was sold very quickly! I just wanted something to track expenses and realized it was SO MUCH MORE! 

Analyze Deals: I thought I already had a great way to do this but their tool has been incredibly helpful and aided me in avoiding deals that would have lost me money. It is very thorough!

Rehab estimator: As a newbie I don't always know how much things cost so this tool is extremely helpful to bid on jobs. I have double-checked its numbers against my GCs and it has been very close every time. The detailed nature of the estimator was surprising but helpful. I thought my old estimates were complete, but this has everything down to door handles! It is easy to use, to adapt, etc.

This is as far as I have gotten in my use of this tool, but those two tools alone are absolutely worth $25/month. Everything else is gravy.

I just attended a 3 day workshop put on by Phill and Shenoah. There are many threads on here that discuss this at length if you look it up. TLDR: It was a fantastic workshop that will enhance my business, but he pitches his Big Dog program that costs anywhere from $20k-$60k.

Have I joined? No. What does Phill call a "no"? He calls it a "not yet" and that is true for me at the moment. Does his program have value? Absolutely! Do I have $60k? Not exactly. I am considering one of the lower tiers because I am like you and looking for people to partner with. I am on countless FB groups, social media, etc and it is a slow process. I have no doubt I can get there in time but how much money am I willing to lose in that time? Like most others, I am using HML to fund projects: they charge more interest than PM, they charge lender fees and origination points. When you add all this up depending on the size of the loan that can be the $20k right there. So if you make one connection to a private money lender and they do ONE deal, it is worth it. That is not even to mention the other stuff that comes with membership. Just my 2 cents..

@Justin Johnson Congrats to renting out your place!

@Kevin Bevillard Did you figure out your situation? Most nursing agencies that I have worked with use places like extended stay hotels. Where the money is, in my opinion, is putting your place up on travel nurse forums specific to housing, VRBO, FurnishedFinder, etc. I have listed some specific sites above. Good luck!

@Justin Johnson - to add to my last comment, I looked in the jobs section and on Sept 2nd a hospital in Fort Smith, AR posted a bunch of jobs, and it seems like they do this often. They did this on July 27th, and Feb 2. Keep in mind these are rotating so they post every 13 weeks usually unless people extend their contract.

@Justin Johnson - I agree with @Chris Allen, just look into some rental furniture that you can have ready to go if you decide to go that way. I did a quick search for you on the travel nurse forums, within the last two days just on one site two people have asked for a place in Fort Smith so obviously at least one of the hospitals in your area is taking travelers right now.

As a previous travel nurse myself, I have rented entire houses (2BD, 1BA), 1BD condos, and apartments. It ranges based on the market and I mainly found rentals on VRBO and AirBnB. I never took housing from my staffing agency because most of the time they offer you something like a hotel room and I was always willing to dig for something better. As @Chris Allen mentioned, there are some great fb groups that are all about travel nurse housing - the one I look at is "Travel Nurse Housing - The Gypsy Nurse". It is literally a forum for people posting their places to rent and people asking for places to stay. 

As to the second unit being unfurnished, I didn't know any travel nurses who traveled with furniture so renting stuff would be necessary. I literally drove across the country in my 2 door car and could only take what fit in my car. 

Also, most travel assignments are 13 weeks - this varies, of course, but that is the standard. A lot of nurses will "extend" their contract and stay longer if they like the location or the hospital and can stay for almost a year before declaring residency. Just an FYI to keep in mind when booking.
