@Cameron Tope thanks for the reply. I haven’t done the contract portion as of yet. I asked the seller if they’d be open to letting me take over the mortgage subject to. They couple are open but cautious. I informed them I’d have my atty draft up the paperwork. The couple told me they’d also want their atty view the paper work to reduce liability.

@Steve Morris thanks for the reply. I contacted the sellers to see if they were interested. I told them I would have my atty draft up our agreement and they informed me they would have their atty review it. What are your thoughts?

Hi BP friends,

After sitting down over a cup of coffee i found a nice couple that will consider subject to. They are open to the strategy but would like to have things verified by their attorney before committing. (which is understandable)

Whats next in this process???

Thanks David for your response. so, to make sure I have it correctly a social security number is required.

Does anyone know the information needed when filling out an application for a private money loan from a lender? Also do they require your Social Security number?

Thanks Lydia, I appreciate you help!

Thanks everyone for responding; The ARV is roughly 120,000, the repairs are roughly 15,000 the seller is asking 78,000. The property is free and clear. I'm trying to figure out the best exit strategy in the scenario. I considered doing Lease Option or Seller Finance. Considering the seller is open to terms.

Please help. I recently received a property that is free and clear. I have built a ton of rapport with the seller and I’m unsure what to do with the property; or how to structure the deal. Can someone help me figure out how to structure the deal or what other options I should consider while getting the deal finished?
