@Luke Carl Thanks! I'm sure I will have questions. And I was worried ~30 was too many photos but I'm glad to see I didn't overdo it. I'll shoot for 50 when the house is reshot.

@Luke Carl Here's my one stupid question for this thread... how does the guest provide photo ID verification? By adding a profile pic? I understand providing the government ID for ABNB to check but I'm unsure how I cross-check the photo ID.

@Julie McCoy @William Leahy Thanks for the input! I thinned the heard. I was trying to get the first 5 photos to have some variety since the impact area on AirBnB tiles the first 5 but I can see how that might be confusing. I reordered them and we'll give that a go.

Thanks for the feedback guys. My photographer used a program to merge panned photos so that might be what you're seeing. She's going to reshoot when we have the other side of the duplex complete and I will ask her to provide the unmerged photos too.

@Mark S.You're correct. We do need to add exterior photos. The outside is cute but with everything dead right now, it looks a little depressing. But still, I will see if I can capture something that is worthy.

@Daniel Kauffman Thanks for the feedback on what photos perform the best. I will update. Landscape vs. portrait is a good tip too. My 9-5 is in digital marketing and we remind clients all the time that landscape is better for the web so that's a "duh" moment for me. And yes, we have Roku. I need to make sure that's in the listing.

We purchased our first investment property in Sep of 2017. We (*I*) thought it would take 3 months. (<--ignorance is bliss!) Fast forward to 2019 and we're just wrapping things up. BUT, the first side of our duplex is finally listed! We got 4 reservations in the first week and now with our professional photos uploaded, I'm excited to see what happens moving forward. I just wanted to share.  And I'd be happy to provide numbers once I compile everything if anyone is interested.

This conversation on reporting is really interesting to me. Would anyone be willing to share an anonymized version of the spreadsheet they keep? It'd be good to hear from some seasoned hosts on what data points they actually find value in analyzing to make business decisions.

I enjoyed this show too but my only gripe is they never report back on the ROI of the flip. The property owner (or show) is putting all this money in to rehab the property and increase rates and occupancy but never provides updates on if it was successful or not. BIG oversight and makes me question the integrity of the show overall.
