What areas of the country would this group be most advantageous in? Are there members of this group located in the Pacific Northwest?

This is a fascinating question. It seems duplexes in the Pacific Northwest are priced up so high, everyone must be onto this idea of buying a duplex to the point of hiking up the numbers up so much that no money is left there to be made.

Manufacturing engineer. Finished and sold my first live in flip. Didnt lose money. Learned lots of lessons. Looking to grow in this thing.

Well. We've done our first live in flip. Took 3 yrs. All I can say is that we didn't lose money. It was like a piggy bank. Gonna walk w a chunk of change. Our next step is to move out of state. Closer to family. Move back closer to the clan. Striking out on our own was a lame move. We'll see what we can do using our money we get from this sale.  In the meanwhile our newborn became 3 now. And we got a 5 yr old. Live in flip - no kitchen for 5 months - mostly everything DIY. Good times. Probably not gonna miss most of those.

Well. We sold the house. My first project. Mostly DIY. All I can say is that we didn't lose money so thats good. Live in flip. Took 3 yrs. Gonna move out of state and take the money we get and hopefully throw it at something again and see what sticks. Looking to move to an area 1 hr north of Seattle to be closer to family.

Perhaps I'll go w the cadet route. The house is quite basic, the neighborhood is not really fancy. It seems that I wont get the money back on an HVAC. 

@Scott Radetich - did you do anything to undo any wiring/hardware associated w the old ceiling heat or did you just leave it the way it is?

I'm wondering if installing a complete new HVAC with ducting and with a gas furnace (plus $600 natural gas hookup fee) can be recouped in the sale/rent price of a home within 20 mi radius of Portland OR. The neighborhood seems like a B class neighborhood. The house has a defunct radiant ceiling heating system. The house is a 1230 sq ft 70s ranch. Are houses w HVAC more desirable for renters and buyers?

I currently rent. If I buy myself a house and move out early the landlord will just keep the security deposit ($1300). Seems like a raw deal for me but it also seems like a decent deal for the landlord. Seems like keeping the security deposit is the best a landlord can do in a situation like this.
