@Rahdia Green , Good for you for having such a strong drive!  You said no transport to go check out a property.  What is your strategy for this property?  I think that makes a bit of difference.  Do you have an interested seller?  Is this a potential flip?  Or, could it be a buy and hold?  Aside from all else previously mentioned, maybe you could connect with a local realtor who will handle either side of the transaction for you.  Take public transportation as close to the house as possible and ask the realtor if they would pick you up from there to go and see it.

@Eric H. , I hear you.  But, if the current leases call for new ownership to uphold them: 1.  You can't , legally, just go in evicting people without cause.  2. You might actually have decent tenants in place.  The seller may have a totally unrelated person reason for selling.  You're going to have to pay for some screening either way.  So, why not start by screening the ones already in place.  Why uproot people and deal with the change over expenses, just because, without even checking them out first?  You may wind up with more problems from the evictions including property damage and law suits (tenant friendly Maryland).  Just a thought.

@Account Closed , The owner should supply all tenant info along with the rent roll for scrutiny once contracted.  Ask for it if they don't offer it automatically.   During then due diligence period the buyer should do their own background checks.  I wouldn't rely on past info from seller.  Things change, people change, times change.  BP has a list of tenant screening companies if you don't already have a resource.  Check http://www.biggerpockets.com/search/companies?utf8=?&term=tenant%20screening

I would lean toward a suggestion similar to @Justin Pierce .  Just to be safe....suggest to the tenant to open a totally separate account for this bulk rent payment.  This account could be one where either they could schedule automatic monthly payments to you, set it and forget it.  Or, one where you could automatically debit the monthly rent from said account.  Set it and forget it.

 Sounds good Chris!  Get some credit started asap.  A gas card from your favorite filling station is usually a good place to start.  Even if you have to do a "secured" card, get it started asap.  Your credit standing and history plays a big part in a number of things.  Good luck!

Hi @Matt Vaughn , I had the exact same scenario with my last Laurel purchase. I had a full set of brand new white GE appliances though. I posted them on Craigslist as well as some REIA email blasts and got little interest of a "reasonable" price. I wound up just keeping the set and not changing out to Stainless. Since you've already replaced yours though, Craigslist might be the best option. Is this a flip you're doing?
