I am thinking of investing in a multifamily 10+ units in Vermont. Looking to network with other investors with experience in that market. How are landlord tenant laws (How long and how much does it take to evict a bad tenant). How are the cap rates? Would you recommend Vermont for a first larger mulitfam (Largest multifam I investing in is a 3fam).

Looking to buy a 7 unit multifamily in Rhode Island but the owner wants to stay in his unit for two years at a reduced (less than fair market) rate.  I am not sure how much hardball I should play with this.  The deal is good enough that I would'nt mind having him stay for maybe 1 year but 2 years seems like too much.  He is 72 years old and says he needs that time to move him self out. Any advice would be helpful.

Hi Anthony,

Yea that is what I feared. I am going to call around to some brokers today to see if I can figure out market cap rate and potential ARV for the property. I got a lot of work ahead of me since in order to figure out ARV I also have to figure out market rents (this property ranges from 3 bedroom unit to a studio. I also have to estimate rehab/cap ex for the property as well. Exciting but slightly daunting.

Looking to buy a 6 plus unit in Providence but I am having trouble finding comps to assess ARV there doesn't seem to too many sold multifamilies (at least not on MLS) and the ones that are there seem to be all over the place in price. Any suggestions? Much appreciate any incite. Thanks!

Yup I got out!  No real estate attorney. I told them I wanted a deed back.  At first they didnt know what I was talking about but then finally I got to the right person.  $700 was what the resort charged me for processing fee to change the title.

Thanks Anthony great tips.  I need to connect with more RI investors!  I do go to Black Diamond but they are more based North and West not South toward RI.  Def good tip to look up RI Contractor Review Board!!!
