@Brian Pulaski The deals we are looking at are around $200k and they are complete gut renovations. We would be hiring a contractor to do the work, and I would be doing the project management, working with the contractor, dealing with any permitting issues, addressing any coordination between partied, etc...

Thank you @Andrew Ware. Agreed on figuring all these things out - the challenge is that it'd be great to have all those questions answered before we start the project, but some (i.e. the cash/revenue projections) need to be on a project by project basis. 

It would be helpful to have a ballpark percentage going into the conversation so that I know the general direction I am aiming for. If 50/50 is fair given what we are looking to do and our roles, then I know to start the conversation with that. If it should be more 60/40 or 70/30 one way or the other, then it would be helpful to know that as well. 

Another related question - I am starting to looking for properties, so it is likely that I would be the one finding the property(ies) as well. Does that change the equation at all? Thanke!

Thank you Zach. That’s what I am aiming for. How did you negotiate to 50%? Did you have prior experience?

Thank you Thomas. I do have some experience with investments but not with retrofits. Have grown up around construction so am pretty familiar with much of it but haven’t done much myself. My partner said that in past deals when he was learning, the investor was getting 70% and he was getting 30%. I suppose that is the same with losses too?

I have a partner who is willing to put in 100% of the cash up front for some properties we are looking to buy, rehab and either sell or rent. I told him I would be willing to put in sweat equity. The question is - does that mean that we would go in 50/50? Is sweat equity worth as much as cash or less? I have been told less, but I'm not sure how to value it and what would be a fair assessment for both of us. Any insight would be very much appreciated. Thanks!

I have the opportunity to apprentice with a local small developer who does MFH (40+units). Have any of you done this, and if so, how did you structure the apprenticeship? Basically, I am offering to help in any way they need me (give my current skills) but am not sure what to ask for in exchange. Also haven't received a clear answer (yet) as to where they need me. Would appreciate any insight the community can provide. Thanks.

Thanks @Venison Fajardo for the intro info and @Russell Brazil for the tip on staying at or under 4 units. That was my plan, so that is good confirmation. Any thoughts on how to connect with real estate agents who also work with investor buyers?

Hi. I am new to the forum - have been reading a little and reaching out to a couple members but this is my first post. Great community, by the way!

I have two properties in DC that I bought years back, and would like to get more involved in REI in the area. I am looking at SFH as well as MFH mainly in the Fort Totten, PG County, Takoma and SE areas and am in the process of getting together a team. I'd like to chat with real estate agents in the area who may be interested in teaming up and who also work with investor buyers.

Wasn't sure how to best reach those individuals so figured a post here would be a start. Look forward to your thoughts.
