Hey yall,

I'm looking to find a company in the DFW/Texas area that builds ADUs/ tiny homes. Any recommendations for builders or contractors?

The one thing I am going to do is make an opening near where the fake tree is. Right under the stairs is an open space which I hadn't even noticed. I thought it was just blocked off, but there was access behind a pegboard hanging there. I am going to open that up, build a small closet and a hallway into the bathroom that is off the garage. I will need to build a small hallway, but it will go just fine and provide a bathroom for the kids.

Right now they have to climb the stairs to the bathroom. I have never had a complaint but I think this will be a positive.

 I love the idea of adding games so will def be doing that! My only thing with adding beds is the lack of bathrooms. There are only 2 and one is in the master bedroom

Lovely! Has the lack of closet for the kids been an issue at all? I see drawers so that setup looks like it could work

Hi everyone, 

I'm looking for ideas on what to do with this extra room in an Airbnb I'm setting up near Dallas. The place has 3 bedrooms already, a dining room, and basically two living rooms (one I'm converting into a small office). There is this extra room that leads to the backyard that I'm not sure what to do with. The obvious answer is to make it an extra bedroom but I'm not sure if I want to do that as it doesn't have a closet and due to it's positioning by the backyard I'm not sure if it's enticing to sleep back there? I might be wrong. I was also thinking of a game room.

Here is what it looks like. To the left is the dining room and the rest is facing the backyard.

 I was not :/ well depending on your definition of success. The numbers all made sense, even with the recalculated property taxes (which were like 4X the current taxes 😳... you all were on point with that). But I initiated the inspection and my inspector immediately found that the property was built on a foundation of completely burnt wood that they just painted over. The seller then lied about his knowledge of the burnt wood. I didn't move forward with it.
