It is a duplex. Zillow only estimate $250k, bummer

Should I sell my property for a loss?

Purchase price: $300k
FHA loan with 3.5% down
Monthly Rent: $2,800
Monthly Mortgage payment: $1,935
Water bill: $70
Last year it costs me $7k on repair because it is an old property.
I bought it in Summer 2017. It is the Class B property located in a nice area with constant rentals demand
After adding all expenses and see I only make profit of $200/month and -4% CoC.
I am trying to decide if it makes sense to keep the house or to sell it. I know it is a buyer market so is it wise to sell now or hold it and wait a little bit? Please advise

Hi everyone, this is my 1st time do tax as landlord. Is it reasonable to ask contractor issue receipts for all of the repairs he has done for me this year? I have contracts we signed before starting to do the job, is it enough? He is not responsive, so if he does not reply, can I give my CPA all online money payments I gave to him? Please advise.
