Collected enough to cash buy a rental property. Starting to figure out how to find a rental property with positive cash flow, It looks very challenging to find a property. 

I have SFH in Jacksonville FL. Paid off that home around 2017. With new home purchase, what would be best strategy to go? If i sell this home it would be around 480k. I already have down payment for new home so i really dont need this 480k go there. There are couple of options i have from here. 1) Rent this home. Current area rental is around $2500/Mo. 2) Sell Home and put more down payment towards new home. It also make sense as Interest Rate is 6.8% and Mortgages are front loading, means very high interest in starting years. 3) Sell this house and get 2-3 smaller rental homes. This is good option too.

I thought option 3 may make sense. I started to find good cash flow deals on rental homes. Reading all day how to do it, Listening pod cast 5 hrs a day. When i started to see rental properties its totally heart breaking. Find a deal in Florida is very difficult. How you guys do it? Am i making bad decision here? Is it totally wrong market to find rental?

Please help anyway you think. I am also ok if i need to get some help/ paid service to move forward.

Hello, 

I am looking to purchase Investment property. I have a house in Mandarin area which is paid off. I have good cash piled up 300k+. I am looking for agent who can help me in finding rental / vacation property. This is going to be my first investment property and not sure it is right or wrong move to start investing in such market condition. My first look was St Augustine downtown for a vacation property. I also thought about getting a warehouse and rent it out. Let me know if anyone can help in finding good investment property.

I am in Jacksonville area since a long time. I have a good job and want to keep that one. I am now interested in buying my own rental properties. My long term goal is to build a sizeable portfolio of rental properties (SFH, condos/apartments, multi-family).  Basically looking for good extra source of income in long term. I have my own money for first property. 

What are the initial steps that need to be taken? What companies/sources are out there that are credible and willing to work for a first-timer such as myself?  There is a lot of information out there and I would love to know from you members what strategies you have used in your real estate investing ventures. Any guidance you can provide would be greatly appreciated. Thank you in advance.
