@Drew Sygit I disagree with this. Giving honest information about the local market is good for that market as well and hence good for you. How can an investor find out about with whom to do business? Definitely they are going to talk to multiple people and choose the one who was very helpful.

@Ronald Rohde I am fine with buy and hold strategy. But given property taxes are so high there is a recommendation that you buy new house and pay less property taxes and use 5 year warranty and then sell this property for 1031 exchange.

I got attracted to the Detroit area for real estate investment because of affordability and amazing cash flow. What things should be careful about my investment properties?

Few things which I read about Detroit is

1) population is not growing

2) Crime rate is high

Any areas which I should consider for B class?

@Lucia Rushton I like Dallas because of job growth and population growth. There are many big companies out there.

I don't know which specific areas to look into Dallas. Do you have recommendations?
