Tom, depreciation is a noncash expense and your lenders should add it back. We have clients that show over 100k in losses because of cost seg and they don't have any issues.

KKOS Attorneys are great for REI attorneys.

There are lot of great CPA's on this forum that can work with you virtually- try doing a search.

glad things turned out this way but you need to have a CPA that explains things to you. Also like any other humans, CPA's make mistakes but they should always explain the ins and outs.

start the process of speaking with a 1031 expert now. I have found with my clients that many 1031 exchanges are NOT done correctly and you can lose the tax advantage!
