Post: Setting up a business line of credit

We are working towards a renovation on a property in North Carolina and would like to set up a Business Line of Credit for our LLC. This LLC is 7 months old and we have excellent credit personally. What steps would you recommend in getting a line off credit? Who did you use? What things did you learn, wish you knew , or would advise? Thanks in advance!

DSCR based programs require you to own your primary and have some RE experience. This is a tough time for newer investors to get a foothold in this market but keep at it. Sounds like you are focused and have the right mindset which are crucial.

Do you own your primary residence? If you do that helps and you may qualify for a business purpose loan. Borrowers who are furloughed/unemployed/reduced hours due to covid is a challenge to fit into the Fannie Freddie loan product as workers who have a reduction in income or loss of job are seen as higher risk or repaying the loan. This isn’t to say that this is fair but it’s the reality of the lending world right now.

Best bet is to look into DSCR based loans since this product does not take into account the guarantors income. Only the fico, liquidity of the borrower, RE experience and the cash flow potential of the subject property.

Hello Jonathan this is amazing thank you so much!

My husband and I want to buy our first investment in January (after taxes)

We are furloughed thanks to covid but we don't want to give up. We now only have 10k in 401k to offer and about 15k in collateral but both of us have very high credit scores. With our circumstances is it possible for us to individually claim a house under FHA so we can get two homes for low rates? We want one to be a flip so we can make our second purchase a buy and hold MFH what would you suggest to get this outcome? We are currently looking into a mortgage broker.

I was curious to see if anyone would give up the name of a cherished contractor. I've been told by other investors this is info is ideally kept closer to the chest to prevent long wait times and increased price does to demand.

That answer is like finding the holy grail. I'm looking for the same here in Charlotte. A lot of advice I have gotten is to find it through word of mouth and call the references. I've talked to locals by asking them on Angie's, next door and good ol fashioned Google. At the moment I have my eye on is Langiappe Builders LLC, Philip Thomas, JPA renovations, bonfiglio builders llc, Distinctive build ect. I'll be contacting them in the coming months but they're quite good and experienced and unfortunately that usually means the price goes up. I wish you the best on your search!

@Steve Maginnis hello Steve, thank you for the story. There seemed to be a lack of communication between the two tenets and I can imagine that would be frustrating. Out of curiosity, what is considered an immediate emergency as the 80 degree HVAC system was not one?
