Hey BP fam!

We've purchased a duplex. Fixed it up. Now we're ready to show it and get our first tenant! We have 9 potential showing this weekend, and I'm pretty nervous/excited. Any last-minute tips/advice? We are going to use cozy.co for our application and background/credit checks, just really looking for tips on showings and getting as many apps as we can!

Has anyone in Indy rented to traveling nurses? I am exploring a few options for the other half of my house-hacked duplex which is walking distance from one hospital and pretty close to the downtown hospitals as well. Specifically I am wondering if you can charge slightly more than market rate or if it is about the same.

You stated that she still wants to rent. So rent to her. At least something needs to be signed saying that she will pay $X per month, it could be pretty informal and month-to-month. As for the other bills (groceries, utilities, etc) you could split 50/50, that worked out for my husband and I when we lived together before we were married. For that, I suggest Google Wallet, it was a lifesaver :)

Hello BP!

I'm a newbie investor, about to close on my first house-hack. I've been researching online, and I think in Marion County we need to register as landlords, is there any other type of registration or license I need?

cozy.co is free to use and can also run credit and background checks, and has some other features for landlords. I use google wallet for personal things and it is WONDERFUL but I have never used it for collecting rent.

Hello BP!

I've been lurking around for a while and now my husband and I are in the process of closing on our first house-hack! I have about a million questions, but I will start with just one.

We are deciding whether we should start and LLC. We would like to do this for tax reasons and also to possibly distance ourselves from being the "owners" of the property to just being the property managers in the eyes of the tenants. I am wondering if it's possible to start and LLC just to run the rent and property management through but not hold the house in the name of the LLC.
